Chapter 4 - BIM for Owners and Facility Managers

It would be an understatement to say that BIM is often used in the construction field. BIM has also been proven useful for Owners and Facility Managers to efficiently manage the buildings or factories.
Although BIM has countless applications, its functionality can be boiled down to two distinct attributes; Visual Production and Budget Estimation

BIM's one of the most practical strength is its ability to convert imagination into the screen; although mastery of the software is required. This is especially pragmatic for Owners and Facility Managers to be able to see both the whole picture and the smallest details. They have also benefited from the fact that they can isolate and separate different parts of the infrastructure at command to see only what is necessary.

Budget Estimation was previously done through trial and error. Using the best estimation and rigorous scheduling, owners and facility managers were able to roughly estimate how much a project would cost. Even though the estimation was relatively accurate, it was still under the grasp of human errors. BIM eliminates that grasp. BIM can produce more accurate and holistic report with calculation for every single numbers and figures included. This will aid in more accurate budget estimation, which is empirical for owners and facility managers.

Ronald Park: Out of three major benefits of BIM you have listed, one that facinates me the most is the construction level modeling one. I did not know that it can be used to maintenance a system even post construction.

Andy Dinh: Information streamlining is in fact one of the most useful tools for facility managers and owners. I can understand how bettering the communication between all members of the project will result in increased efficiency.
